Summary:

 

Reporting to the VP of Operations, you will be responsible for facilities systems for all properties. In this role you will oversee preventative maintenance programs, repair and maintenance of mechanical systems, and capital expenditures. You will also be responsible for budgeting and capital planning, as well as monitoring actual results to budget. You will coordinate and assess the chief engineers of each facility, and visit the properties on a routine basis. Much of the travel can be done in one day trips, but there will be a reasonable amount of overnight travel. This is an excellent opportunity to be a key player in an organization where strategic thinking and good hands on problem solving skills are valued. You will also be involved in planning systems for new facilities as the organization continues to grow.

 

Essential Areas of Responsibility

 

Core duties and responsibilities fall within the following main areas:

  1. Asset Preservation 

a. Systems- detailed working knowledge of building systems and related maintenance required

 

b. Project Management- renovations, capital improvement projects

 

c. Preventative Maintenance- review and/or development

 

  1. Compliance/Life Safety

a. OHSA regulations/requirements

 

b. Code- working knowledge of, how to research applicable codes, communicate with enforcement agencies, etc.

 

c. Ability to decipher and work with brand requirements for compliance, and negotiate alternatives

 

  1. Capital projects

a. Assist properties with determining needs, both short term and for long term capital planning (5-10 yr scope)

 

b. Prioritize based on asset preservation and cost constraints

 

c. Determine scope and bid out projects to multiple vendors, select vendor and work through to project completion

 

d. Monitor property throughout the year through detailed property walks/checklists to ensure budgeted and emergency capital needs are met.

 

  1. Training

a. Works with General Managers to train in key areas of responsibility

 

b. Help General Managers to manage their teams

 

c. Communicate with General Managers regularly about continuing education and certifications that are required and/or necessary

 

Essential Skills & Duties:

 

  • Has a dotted line reporting relationship from Chief Engineers and Maintenance Technicians
  • Strong ability to lead teams and to communicate to both engineers and to upper management, particularly with respect to all operating standards
  • Works collaboratively with all of the hotels to leverage resources, assets, and purchases; reviews requests for new supplies and equipment
  • Ensures that the properties are properly maintaining all facilities and systems. Conducts regular property walks, inspections, and tracks progress on major projects
  • Advises management of new developments which may affect profit, schedule, costs, customer relations, and/or inter-departmental relations
  • Provides direction and examples for interpreting and applying company policies and procedures to engineering activities
  • Maintains a working knowledge of new technologies which may improve operations, and develops recommendations accordingly
  • Maintains a working knowledge of safety policies and regulations to ensure duties of self and others are performed in a safe manner
  • Develops and oversees the preventive maintenance and repair work order processes and ensures property compliance with timeliness and quality standards
  • Ensures regulatory compliance to facility regulations and safety standards and maintenance and life safety systems; Prepares and submits reports required by state agencies
  • Ensures the properties have updated ADA plans annually
  • Negotiate with vendors and brand representatives
  • Develop resources of contractors, system mechanics, etc.
  • Resolve problems using a variety of methods and sources of input
  • Analyze human resource needs and market conditions to plan projects
  • Forecasts operating costs of departments and directs preparation of budget requests.
  • Contacts contractors for bids, supervises construction to ensure timely completion of projects within budgetary guidelines
  • Reviews guest satisfaction surveys and identifies areas of improvement, holding the property leadership accountable for the continuous improvement of results
  • Provides training to property leadership in all areas related to engineering
  • Reviews Grand Performer satisfaction surveys and identifies areas of improvement, holding the property leadership accountable for the continuous improvement of results
  • Acts as the subject matter expert on building infrastructure and building systems issues
  • Participates in the development of capital expenditure goals; manages projects as needed
  • Critiques property P&L statements for areas of responsibility
  • All other duties assigned.

 

EDUCATION AND/OR EXPERIENCE:

 

Bachelor’s degree (B.A.) from four-year college or university; or ten or more years

 

Related experience and/or training; or equivalent combination of education and

experience. Knowledge or experience in construction and mechanical systems.

 

Travel is estimated to be 70-80%
